I live, eat, breathe and even dream about real estate, here are the 5 questions I get asked the most about real estate.

1. What is my house worth?

Of course it is number 1. Real Estate is a national sport here in Australia and everyone wants to know what their home is worth. A neighbour sells their home, you want to know what yours is worth, a colleague/friend buys a home, you want to know what yours is worth. It is human nature to want to know what our biggest assets is worth.

2. Should I renovate before I sell?

Depending on market conditions, the age and condition of the property, your expectations and situation.

Minor work should be carried out to present the home in its best light; remedial repairs to anything that is broken.

Remember that renovating a property prior to the sale can be both costly and time consuming, and there is no guarantee that you will recoup the cost of it at the end.

3. Which areas should I renovate first?

Bathrooms and kitchens, the wet areas of the are are going to give you the biggest return on satisfaction, that is from buyers. They will appreciate a well kept, simple, clean and tidy kitchen.

Outdoor entertaining is a sensational value add, but just remember to keep it simple, sometimes the renovation isn’t worth the hassle or return on investment.

4. When is the best time of year to sell?

Well if you asked me pre-pandemic I would have said spring/summer, depending on the property, however 12 months on and we are seeing phenomenal results, on a Tuesday morning, or an online auction so should you be ready to sell, there really is no better time than the present.

5. What is the best way to sell my property?

Well there are many ways to sell your property and a good agent will show you the myriad of options, private treaty, for sale, expression of interest, best offer by, or auction.
